How do I import my current Excel into Orkasa?
Upload your .xlsx or .csv · Orkasa automatically maps columns (name, phone, property, stage, value, assigned agent, contact date). It shows a preview before importing · you can fix mappings or add custom fields. AI detects duplicates (same phone or email) and asks what to do. Average migration: 247 leads in 8 minutes. Do you handle rental operations besides sales?
Today the pipeline is tuned for sale (Initial contact → Viewings → Negotiation → Signed promise → Bank processing → Public deed → Key handover → Post-close → Won/Lost). For rentals we use the same stages up to contract signing · the "buyer's journey" field works the same for tenant + landlord. A dedicated rental pipeline is on the roadmap.
How do you handle multi-broker splits (co-broke)?
You configure roles (scout / closer / house) with % each · when an operation closes, Orkasa calculates automatically. Supports co-broke with another brokerage (50/50 split between houses + internal split on each side). Applies tax withholdings per country (Panama 7%, Mexico 10% ISR, Colombia 4%, etc.). Does it integrate with my Google/Outlook calendar?
Yes · two-way sync. Visits scheduled in Orkasa appear in your Google Calendar (or Outlook) and vice versa · if you block a slot in your calendar, no visit can be scheduled in it. It also integrates with your email (Gmail/Outlook) · every conversation with a lead is automatically saved to their record · without you having to copy-paste.
Can I automate follow-ups?
